A solution to transport, a boost to Quang Ninh’s property value
Recent breakthroughs in the infrastructure development in Quang Ninh, including work on the Hanoi – Hai Phong – Quang Ninh route, are opening new investment opportunities in the northern province, especially in tourism commercial projects.
Solving the travel problem
Quang Ninh has a lot of development potentials, but its poor connection with Hanoi and nearby provinces has discouraged investments. Now thanks to years of focus on traffic works, all major roads and bridges are leading to Quang Ninh.
The Hanoi – Hai Phong expressway just opened another 52.5 kilometers to traffic on September 26 and is running through Hung Yen and Hai Duong Provinces. More than 75 kilometers of the road is now available for use, with all of it expected to be in service by the end of this year.
Prime Minister Nguyen Tan Dung on September 13 announced the launch of an expressway project connecting Ha Long of Quang Ninh to Bach Dang Bridge in Hai Phong. The project, which has created excitement all over Quang Ninh, is expected to cost VND14.024 trillion (US$630 million) including more than VND10 trillion of BOT investment.
This new expressway will link the economic triangle Hanoi – Hai Phong – Quang Ninh and help form the strategic expressway Hanoi – Hai Phong – Ha Long – Van Don, which is planned to be extended to Mong Cai border gate. It will reduce the traffic loads on National Highway 18 and shorten the travel from Ha Long to Hanoi to 130 kilometers, and from Ha Long to Hai Phong to only 25 kilometers. The construction is scheduled to finish in 2017 and Quang Ninh’s status will be up a new level.
With promising infrastructure, Quang Ninh has drawn a massive wave of investments in recent time. Some of the big investments have been materialized, including Sun Group’s VND6-trillion ($270 million) Ocean Park which is expected to have the biggest sun wheel in the world, Dao Reu tourism center worth more than VND1 trillion and others whose work was started this month like the VND7.5-trillion Van Don airport and a 5000-seat gymnasium.
It will take less than a year for Quang Ninh to become a heaven of tourism and entertainment, and the best part of that is it will be perfectly accessible.
Raising the value of tourism property
Hotels and resorts have always been considered as a big potential of Quang Ninh, and the convenient traffic is going to bring that a lot of benefits.
A good example is projects within the Halong Marina Urban Area, the first modern tourism zone in Ha Long, which has been consistently developed by BIM Group – Syrena Vietnam over a 248-hectare area. The investor sold out 109 houses at Little Vietnam, a tourism commercial and housing project, within two months last year. Their prices rose an average of 21 percent three months after they were up for purchase. Green Bay Tower and Sunrise Apartment projects have enjoyed similar good sale.
Lotus Residences – a townhouse project which locates next to Ha Long Bay and thus has one of the best locations at Halong Marina, also raised prices recently with the bay view houses now available at around VND200 million apiece. Market insiders have forecasted further price increases as the project is a unique real estate product with a combination of housing, tourism commercial and entertainment units.
Buyers of houses in the inner side of the project, which cost VND3.8 billion each including value-added tax, can join a program guaranteeing that they can rent out the house for up to 8 percent of its value a year for the first three years. Buyers of these houses will also receive VND200 million worth of interior design.
